For Sale €680,000 - Country home / farmhouse, Residential, Single family home
Stunning single-family villa, with beautiful garden & large terrace in the Italian Riviera
A few kilometers inland from Lerici on the Italian riviera, this free standing (detached) stone house offers a modern paradise where you can relax year round in harmony with nature. A mistral breeze keeps things cool in the summer while the Mediterranean sea insures winters are mild.
The large terrace in front of the house provides a view over the terraced garden and nearby vineyards; it is a perfect spot for relaxation, as is the Jacuzzi in the garden.
Guests arriving? No worries, a separate veranda includes a large dining and conversation area with space for all!
What about inside, you ask? A grand living room with fireplace and a large open plan kitchen make the home as welcoming inside as out. An outside dining area with wood ovens and a barbecue compliments the indoor kitchen. A half bathroom completes the ground floor level.
Upstairs there is a study, two bedrooms and two baths, one of which is en suite. It might be possible to convert the study to a third bedroom should you so desire.
The current owner discovered the home in a sorry state in 2005; it has since undergone a full renovation, including a new roof. The details stand out: no expense has been spared to make this home the perfect countryside retreat, combining the best of Italian taste and German engineering (e.g. Schüco windows, Gaggenau & Bauknecht appliances). Hardwood flooring predominates upstairs.
While you probably won’t need it, the home does have air conditioning in addition to a modern heating system. With an energy efficiency rating far above the ratings normally achieved for similar homes, you’ll be comfortable in the winter too.
The property includes a large parking area. The home is in the protected Montemarcello-Magra Regional Park. As such, it is possible to renovate and maintain existing homes, but not to build new ones. A nearby winery supplies Bacchus’ favorite drink and can provide extra accommodation for visiting guests.
About the area
The home is in town of Lerici, part of the Italian Riviera. Lerici’s history goes back at least to the Etruscans. Adored by the English romantic poets Lord Byron and Percy Bysshe Shelley, Lerici became known as the Gulf of the poets. Mary Wollstonecraft Shelley, the author of Frankenstein, was also a frequent guest.
Seasonal ferries serve the nearby Cinque Terre and Portovenere. Boat owners will find marinas in both Lerici and nearby Bocca di Magra.
Beach options include Lerici itself, not to mention some that are still quite wild and unspoiled, such as Punta Corvo (a pebble beach) and Punta Bianca. Special guest visiting? Take them to dinner at the high end beach club Eco del Mare and you might even find the owner’s husband, a famous Italian rock star, comes out to sing!
There are hiking and mountain bike opportunities galore. A network of trails crosses the entire Caprione peninsula, some of which are easily accessible from the home.
Sarzana is an enchanting medieval town nearby. It has a beautiful historic center and a monthly antiques market. Also in the surrounding area, Montemarcello is said to be one of the most beautiful villages in Italy.
The Pisa airport, less than an hour away, offers intercontinental and European flights. A large train station with direct service to cities including Rome and Milan, can be found in La Spezia, the provincial capital.
